For mortgage holders, the key message is not that every borrower should switch. It is that the cost of doing nothing can be worth measuring. A loan with a slightly higher interest rate, limited offset features, or fees that no longer match the value being received may quietly erode household cash flow over time. In a higher-rate environment, even modest differences can become meaningful when applied to a large home loan balance.

Before making a move, borrowers should compare the total package rather than focusing only on the advertised rate. Useful checks include:

  • whether the new rate is ongoing or only introductory;
  • application, discharge, valuation and settlement costs;
  • the value of offset, redraw and extra repayment features;
  • whether extending the loan term would reduce repayments but increase total interest;
  • any cashback or incentive and how long it takes to outweigh switching costs.

This is where preparation can make the refinancing process less stressful. Homeowners should gather recent payslips, loan statements, property details and information about other debts before approaching lenders. It can also help to model the repayment difference between the current loan and a proposed refinance, including fees and any incentive.

Serviceability remains an important hurdle. Even borrowers with strong repayment histories may face tighter assessment standards than when they first took out their loan. A mortgage broker may be able to explain how different lenders view income, expenses, property type and loan-to-value ratio, particularly for self-employed borrowers or those with investment loans.

The broader signal is clear: refinancing is still being used as a budget management tool by households that want more control over repayments, flexibility and long-term interest costs. For borrowers who have not reviewed their home loan recently, the latest market activity is a timely reminder to check whether loyalty is being rewarded or quietly costing more than it should.
